Interior design services, scoped and costed

Four ways to work with Jane Halloway, from a single ninety-minute call to a year of holding the specification through a live build. Every engagement is quoted flat before it begins, delivered remotely, and carries no supplier commission of any kind.

Four services, one honest question

How much of the thinking do you want to hand over? That is genuinely the only variable. The table below is the fastest way to place yourself, and every fee is flat, quoted in writing, and paid by you rather than by a supplier.

All fees in US dollars. Prices shown are the floor for each service, not an opening position. Jane is an allied member of ASID and a member of NKBA, and takes no trade commission on anything specified. More on that in how the practice is set up.

Calm neutral living room with sage walls, a linen sofa and framed prints, the kind of room a Bumfuzzled Jane direction call resolves.

Service 01

Design Direction Call

One focused video call for the person holding six paint chips and no decision. We work through your actual room, on camera, and you leave with a direction rather than more options.

This is the smallest useful thing we sell, and for roughly a third of the people who contact bumfuzzledjane.com it turns out to be the only thing they need. Ninety minutes, live, with the camera pointed at the actual room rather than at a mood board.

Before the call Jane reads whatever you send: photographs, a rough floor plan, the saved folder, the four paint chips taped above the baseboard. Most of the session is then spent subtracting. You will not leave with more ideas than you arrived with, which is the entire point.

By the end you will typically have a color direction with real manufacturer codes, one layout change that unlocks the room, and a ranked order for what to buy first. The written recap lands within 48 hours, so you are not relying on your own notes at 11pm.

What you get

  • Live walkthrough of the room on video
  • A named palette with specific paint codes
  • Layout fix for whatever is not working
  • Written recap within 48 hours

What it does not include

  • Scale drawings, elevations or renders
  • A sourcing list with links and prices — that is the Room Design Plan
  • Revision rounds; this is one session, not a project
  • Any contact with your contractor or trades

Who it suits

  • A single room that has been stalled for months
  • A second opinion before a purchase you cannot return
  • Renters who need answers that stay reversible
  • Anyone who suspects they are close and cannot see it

Service 02

Room Design Plan

A complete, buildable plan for a single room. Every item specified, priced and linked, with a scale drawing so your contractor and your budget agree with each other.

A Room Design Plan is the difference between knowing what you want and being able to buy it. Every item is specified, priced and linked, and the room is drawn to scale, so the sofa you fell for still leaves a walkway you can carry a laundry basket through.

The fee moves with the room rather than with a rate card. A bedroom that keeps most of its existing furniture sits near the $1,450 floor. A combined living and dining space with joinery, window treatments and a real lighting plan runs closer to $2,600. Either way, the number is agreed in writing before anything starts.

Two rounds of revisions are included, because a first concept is a proposal and not a verdict. The Pearl District Loft and the Laurelhurst primary suite both began as room plans if you want to see how one reads once it is built.

What you get

  • To-scale floor plan and elevations
  • Full finish and furniture schedule with live links
  • Budget broken out line by line
  • Two rounds of revisions
  • Ordering checklist and lead times

What it does not include

  • Procurement — you place the orders and keep the warranties
  • Trade discounts, because we hold no trade accounts and take no commission
  • Permit or structural drawings; we say plainly when you need an architect or engineer
  • Installation-day styling

Who it suits

  • A living room, primary bedroom or home office you want done once
  • Furniture you intend to keep for the next decade
  • Anyone buying in stages who needs the stages to add up
  • Couples who need a drawing to argue with instead of each other

Service 03

Whole-Home Concept

The document that keeps a house from becoming five unrelated rooms. One palette, one material language, one sequence, so you can renovate in stages over years without it looking like it.

Houses rarely fail room by room. They fail in the hallway, where a kitchen decided in 2021 meets a living room decided in 2024 and neither one acknowledges the other.

A Whole-Home Concept is the governing document that prevents it: one palette, one floor, one trim profile, one hardware family, one lighting temperature. Then a sequence, because sequence is where most of the money is saved. Rewiring before the plaster goes on costs a fraction of rewiring after it.

It is also the service most likely to change what you spend. Clients regularly move budget out of a bathroom they were about to redo and into insulation, glazing or a heat pump, which you can sanity-check against ENERGY STAR home guidance before committing. Quarterly calls then run for a year, because a phased renovation always meets something unexpected around month five.

What you get

  • Whole-house color and material strategy
  • Room-by-room priority and phasing plan
  • Flooring, trim, hardware and lighting standards
  • Staged budget across 12 to 36 months
  • Quarterly check-in calls for a year

What it does not include

  • Room-by-room shopping schedules; add a Room Design Plan as each room comes up, at a returning-client rate
  • Construction drawings or permit packages
  • On-site project management
  • Anything that assumes you will do it all at once

Who it suits

  • A house you have just bought and have not touched yet
  • Work you intend to phase across one to three years
  • Two people who keep relitigating the same decision
  • Anyone whose contractor keeps asking what the plan is

Service 04

Renovation Advisory

Your side of the table during a live build. We read the quotes, question the line items, hold the spec and tell you in plain English when a change order is reasonable and when it is not.

bumfuzzledjane.com is not a general contractor and has no interest in becoming one. Renovation Advisory is simply the person sitting on your side of the table while somebody else builds: reading the bids in the order the money actually moves, and saying out loud what a quote is quietly leaving out.

On the Sellwood kitchen, three bids arrived $41,000 apart. The cheapest had omitted all electrical and the countertop, which is almost always the explanation. We normalize the scope so you are comparing the same job three times rather than three different jobs wearing one name.

We also raise the boring questions early. On anything built before 1978 we ask whether your contractor holds EPA Lead-Safe RRP certification, because finding out at demolition is expensive. The longer version of the method is in what a renovation really costs.

What you get

  • Contractor bid review and comparison
  • Specification pack your trades can build from
  • Change-order review within 24 hours
  • Biweekly site-progress calls
  • Snag list and closeout review

What it does not include

  • We do not hold your contract, your schedule or your money
  • We do not hire, fire or supervise trades on site
  • We are not an owner’s representative of record and carry no builder’s risk insurance
  • We do not replace a structural engineer, a surveyor or your permit office

Who it suits

  • Kitchen, bath or structural work above roughly $40,000
  • Anyone holding three bids that do not agree with each other
  • Remote owners renovating a house they cannot visit weekly
  • Projects where a change order has already appeared

Not sure which one?

Four routes through, depending on how stuck you are

Choosing the service is the first decision we would rather not leave to you. Find the sentence below that sounds most like your week.

  1. 01

If You have one room, a budget under $5,000 and a deadline of “soon”.

Start with a Design Direction Call. About a third of clients stop there and never need anything further.

    Design Direction Call →
  2. 02

If You want one room resolved properly, with pieces you intend to live with for ten years.

Start with a Room Design Plan. It is the only service that hands you something you can place orders from.

    Room Design Plan →
  3. 03

If You have just bought the house, or the work is going to happen in phases.

Start with a Whole-Home Concept before you touch a single room. Doing it the other way round is how hallways go wrong.

    Whole-Home Concept →
  4. 04

If You already have bids in your inbox and one of them looks suspiciously cheap.

Start with Renovation Advisory and bring the quotes. This is the fastest money we save anyone.

    Renovation Advisory →

Still unsure? Email the room. Jane will tell you which service fits, including the times when the honest answer is none of them and the fix is already written up for free in the journal.

Practicalities

How bumfuzzledjane.com quotes, books and delivers

No hourly billing, no open-ended scope and no invoice you did not see coming. Here is the whole commercial arrangement in three steps.

  1. 01

    A flat quote, in writing

Tell us the room and a rough budget. A fixed fee comes back by email, usually the same day, with the scope written out in plain language. If your project needs a larger service than the one you asked about, we say so before quoting rather than after.

  2. 02

    Fifty percent to book

A 50% deposit holds your place in the calendar and the balance falls due on delivery. Direction calls are paid in full at booking, since they are a single session. We do not bill hourly and we do not issue surprise invoices.

  3. 03

    Delivered remotely

Everything except renovation site visits happens over video and email, which is why about two thirds of clients live outside Oregon. Files arrive as PDFs alongside a live schedule you can tick off as you buy.

Service questions

Before you book

Questions specific to scope, fees and scheduling. General questions about the practice are answered on the homepage FAQ.

Ask Jane directly
Can I start with a Design Direction Call and upgrade later?

Yes, and most people should. If you book a Room Design Plan or a Whole-Home Concept within 60 days of your call, the $295 is credited in full against it. There is no upsell during the call itself. If $295 of advice is genuinely all you need, Jane will say so and let you go.

What do you need from me before a project starts?

Photographs of each wall, a rough floor plan with measurements (a phone sketch is fine), an honest budget range, and a list of anything you have already bought or refuse to part with. For renovation advisory, add every bid and drawing you have received. Nothing needs to be tidy and nothing needs to be professional.

Do you charge for site visits?

Within the Portland metro area a site visit is $450 flat, and it is rarely necessary, because plans are built from photographs and measurements. Outside Oregon, travel is billed at cost and only when we both agree it will change the outcome. Most projects never need one.

Can two services run at the same time?

Whole-Home Concept and Renovation Advisory overlap constantly and work well together: the concept sets the standards, the advisory defends them while the trades are on site. Running two room plans in parallel is also common. Where sequencing them would cost you less, we will tell you.

What happens if the plan arrives and I do not like it?

Room plans include two rounds of revisions, and the first presentation is deliberately early enough that changing direction costs time rather than money. In eleven years of practice we have issued three refunds. We would rather do that than defend something you have to look at every day.
